Clarion Resort coming down

Hurricane Ivan claimed another Pensacola Beach hotel.

Workers are piling up mattresses and tearing down the structure of the Clarion Resort, an 86-unit hotel on Via de Luna which suffered extensive damage during Hurricane Ivan in 2004.

Attorney Harrison Duke said the Sun Ray Village Owners Association, owners of the Clarion, received a final payout from Indian Harbor Insurance for wind damage to the hotel in the amount of $3.75 million. This payment was a result of the mediation process. Previously, the owners collected $4 million in two separate payments, Duke said.

“It was a construction total loss,” Duke said, adding that the cost of rebuiliding to new construction code would exceed the value of the structure. The hotel was built on a concrete slab, and would need to be elevated to comply with flood regulations.

Attorneys for the Sun Ray Village Owners got Santa Rosa Island Authority committee approval for a special exception to change the lease to allow 50 units per acre density, as opposed to the 30 units per acre it was previously.

If approved, there could be a 200 unit hotel on the property, based on its 4.3 acre lease.

The board also left the door open for further comment on rezoning the property formerly occupied by the Five Flags Inn from 30 units per acre to 50 units per acre. Five Flags previously had 50 units and would be able to construct approximately 200 units if the special exception request passes all hurdles.

SRIA staff recommends approval by the Escambia County Board of Adjustments on both properties.

If both properties’ requests are approved, the Clarion property may erect a 20 story building and the Five Flags property may erect a 15 story building.
