City addresses shopping center traffic Some potential traffic concerns were addressed at the April 17 Gulf Breeze City Council meeting regarding a new shopping center site plan proposal. At the meeting, representatives from Moulton Properties, Inc., the company that plans to build a large shopping center on the former Allen Davis Seashell shop grounds, discussed the submitted site plan proposal and some possible traffic issues. "All of the entrances and exits have been reviewed by the DOT and the City," said architect Miller Caldwell of Caldwell Associates. One of the reasons for the council's concern was the Daniel Drive entrance from Hwy. 98 that runs between the shopping center property and the newly acquired triangle of land recently swapped between Moulton Properties and the Santa Rosa School Board. City officials recently rezoned the triangle from public use to limited commercial. The Moultons stated that land will most likely be used for a bank, which has been incorporated into the shopping center proposal. "The Moultons have said that they want to make [the shopping center] a key point development of the city," said Caldwell. The site plan consists of a nearly 90,000 square foot shopping center including a grocery store and retail space. In addition, around 460 parking places are planned for the complex, which is slated to encompass the property of the former Allen Davis Seashell Shop and Gulf Breeze Skate and Fun Center. Another out parcel located within the proposed complex lies on the southeast corner and could possibly contain a small restaurant with an entrance into the main parking lot directly off Hwy. 98. With this entrance location just off the Pensacola Beach onramp into Gulf Breeze, council addressed the possibility of a fast food restaurant with a drive-thru. "I'm worried about traffic queuing up [on Hwy. 98] in and out of the complex if they sold that particular piece to a fast food restaurant with a drivethru," said council member Carl Hoffman. |
